Garage Door Perimeter Weatherstrip in Cundles
Dry leaves keep appearing in the same corner inside the garage, and this fall there were mouse droppings along the wall beside the door.
In plain words
When the work is finished you have a door that closes against a soft, continuous line of contact on both sides and across the top. From inside with the lights off there is no daylight at the edges; from outside, the new stop matches the trim colour. The door moves through its full travel without the fin catching or squealing. You are told what profile, colour and lengths were fitted, so a match is simple later, and shown the few habits that keep the seal supple: no paint on the fin, a silicone wipe before freezing rain, and slush kept off the bottom of the jambs.
How the visit goesThe new door went in last year and looks perfect, but the old wooden stop and its tired seal were left in place. Along the top there is a gap you could slide a finger into, and the cold pours through it.

How the visit goes

The corners and the meeting with the bottom seal
Gaps like to live where pieces meet. The technician looks at both top corners, where the header seal and the side seals should overlap so there is no square hole, and at both bottom corners, where the side seal should run right down to meet the bottom seal on the door. Mouse droppings, leaves and a small drift of snow in one corner are common finds and point to exactly which joint has opened. The bottom seal itself is noted; it is a separate part of the door, but if it is flattened or torn the household is told so both can be renewed in one visit if they wish.
Taking off the old strip cleanly
The old fin or stop comes off with a flat bar worked behind it a little at a time, so the trim and any brickmould stay intact. Nails are drawn with end-cutting pliers rather than hammered through, staples are lifted, and any old adhesive is scraped back to bare surface. Where the whole wood stop is being replaced with a one-piece vinyl stop, the stop is freed along its length and lifted out, and the paint ridge it leaves is knocked down so the new moulding sits flat. The bare jamb is brushed clean and any loose paint at the edges is removed before anything new goes on.
Before the freezing rain
In late autumn, wipe the fin with a silicone spray or a silicone-based lubricant on a cloth. It leaves a film that cuts the odds of meltwater bonding the fin to the cold door face during an ice storm, though a hard freeze can still catch it. Oil-based products are avoided because they swell and soften vinyl over time. The same wipe once or twice through the winter keeps the fin supple. If the door does freeze to the seal, a little warm water along the edge from inside, or simply waiting for the sun, frees it without pulling; dry the thawed spot afterwards so it does not simply refreeze.

What affects the quote
Weather on the day
Cold weather means keeping vinyl warm between the van and the opening and fitting each length with extra care, so a winter visit can run a little longer than one in mild weather.
Size of the door
A double door has a longer header and the same two sides as a single, so more material and a two-person lift for the top piece; taller openings take longer side lengths.
Working height and access
A tall header, a sloped driveway that makes a ladder awkward, shrubs against the jambs or cars and storage close to the door all affect how long the work takes.
What to have ready
- Is the wood around the opening soft or rotten near the floor?
- Does the door rub or catch on the seal when it moves?
- Is anything stored against the jambs, or a car parked close to the opening?
Garage Door Perimeter Weatherstrip: questions
QuestionsDoes new weatherstrip make the door any quieter when it opens and closes?
A little, though it is not the main reason to do it. A fresh bottom seal cushions the door's contact with the floor, and snug side and top seals stop the panel rattling against loose or worn stops. Most of the noise people notice from a garage door comes from rollers, hinges and the opener chain or belt rather than the seals, so a technician checking the weatherstrip will usually point out those parts too if they are the louder culprit.
Can you replace just one side or only the top piece?
Yes, a single damaged length can be replaced when the rest is sound and still soft; the new piece is matched to the existing profile and colour and its corner is overlapped with the neighbouring fin. When the whole set is the same age and the others are hardening too, replacing all three at once gives an even seal and saves a second visit, and the technician will say which applies.
What is the difference between perimeter weatherstrip and the bottom seal?
The bottom seal is a rubber or vinyl strip fixed to the lower edge of the door itself and presses against the floor. Perimeter weatherstrip is fixed to the frame, running up both jambs and across the header, and the closed door presses against it from inside. They wear differently and are replaced separately, though it is common to renew both in one visit when each is showing its age.
